Radius: everything on sale around your site in a single spreadsheet
You give the address and the radius. Minutes later you have a file: prices, price per m², areas, floors, residential complexes, developers, completion dates and the distance to your site. Everything you currently collect by hand from Cian and developers’ websites.
THE NUMBERS BELOW COME FROM A REAL RUN, NOT FROM A DECK
How it works today
- Open Cian, set the filters, draw the district on the map.
- Scroll the listings and retype the prices into Excel.
- Repeat for new builds, then for the secondary market.
- Go separately to the dom.rf register for developers and completion dates.
- Work out price per m² and medians with formulas.
- Two weeks later, do it all again — the prices have moved.
2–4 hours per site, and the data lives about two weeks.
How it works with the agent
- Tell the agent the address of the site and the radius.
- Add filters if you need them: rooms, price, area.
- Get the finished file: units, breakdown by complex, medians.
- Repeat any day with a single sentence.
4–6 minutes without you, refreshed with one request.
Cian only returns a limited search depth — about 280 units per query. When the circle holds more, the agent splits the query by room count and price band on its own and merges the results, removing duplicates of the same unit listed by different agencies. That is how 961 units were collected here instead of 280.
| Nearby complex | Developer | Units | Median ₽/m² |
|---|---|---|---|
| Sobytie | Donstroy | 279 | 654 699 |
| Level Michurinsky | Level Group | 162 | 588 782 |
| Reka | Donstroy | 83 | 1 025 000 |
| Stories na Mosfilmovskoy | October Group | 57 | 731 132 |
| Ogni | — | 56 | 621 000 |
| Nebo na Michurinskom | — | 55 | 738 379 |
| Innovator | — | 25 | 587 336 |
Seven rows out of seventeen — this is what the «nearby complexes» sheet looks like after a run. The distance to your site is calculated from each property’s coordinates and lands in the table as its own column.
| Sheet | What is inside |
|---|---|
| Summary | Query parameters plus median, mean, minimum and maximum price per m² — separately for new builds and the secondary market, with a breakdown by room count. |
| Listings | Every unit as a row: 24 columns from kitchen area to listing date and seller type. Units are grouped by complex, so the sheet reads as a competitor breakdown. |
| Nearby complexes | Aggregated by complex: developer, completion date, number of units, price-per-metre range, distance to your site. |
| dom.rf construction | The official register: developer, tax ID, parent group, completion date, escrow, distressed-project flag. |
The file works the moment you open it: autofilter, frozen header row, currency formats and a clickable link to every listing. The same thing can be delivered as a Google Sheet with a link for your colleagues.
- These are asking prices, not transaction prices. For site appraisal this is the upper bound of the market — you apply your own discount to closing, by your own method.
- The agent runs on your computer. Cian and dom.rf are behind bot protection, so requests go from a real browser on your machine. That is also the upside: your data never leaves it and the agent does not depend on anyone else’s server.
- You solve the captcha. The dom.rf register sometimes asks you to drag a slider. The agent detects this and says so, rather than silently returning an empty sheet. One movement of the mouse and collection continues.
- Developer sites, case by case. There are deliberately no scrapers for individual developer websites: the link between a unit, its complex and its developer already exists in Cian and the register. If you need the price list straight from a developer’s site, that is added separately.
The agent stays with you: we do not host it and cannot switch it off. If you would rather see what comes out for your own site first, put its address in the field above. We will do one run before purchase free of charge.
One payment and the market sweep stops eating your evening
The agent is installed on your machine, runs with no subscription and covers as many sites as you need.
